The headline number — “20-plus relocations” — is the least interesting fact in this article. What matters is density. The 2021 hedge-fund wave leased trophy floors for a few dozen people each; it proved the market but didn’t build a workforce. ServiceNow’s 234 square feet per pledged job is a workforce number. If the company hits 856 by 2030, West Palm Beach has an enterprise employer, not a collection of family offices with nice views.
Two things I’m watching. First, the CityPlace delivery in 2028 is the first time this market has had to absorb a million square feet at once; the trophy towers filled because they were scarce, and scarcity is about to end. Second, the incentive math is cheap enough — under $20,000 a job — that if ServiceNow delivers, every other Florida city will try to copy the deal. If it doesn’t, nobody will say so unless someone is counting. We are.
